Preserved Land & Trails - Conservation Buyer Program
The Aquidneck Land Trust has a conservation real estate buyer program.
Conservation real estate buyer programs have been used for years to match
conservation-minded buyers with available properties that either currently
have conservation restrictions on them or are eligible to be conserved. The
Land Trust can help buyers and their advisors identify whether a property
they are considering purchasing has the appropriate conservation values
that would enable them to donate conservation restrictions to the Land
Trust and receive the potential income, estate and/or property tax
benefits.
In conservation real estate transactions, the Aquidneck Land Trust turns to
"conservation buyers" and "conservation sellers," and often their
representatives, including real estate agents, to assist with land
protection projects such as ensuring that an already conserved parcel ends
up in the hands of a conservation-minded buyer, or to assist it in
protecting an unconserved parcel that it could not protect on its own.
Often, because of limited conservation funding, parcels preserved in these
transactions would otherwise be lost to due to acute development pressures
on Aquidneck Island.
The Aquidneck Land Trust routinely helps people answer questions regarding
properties they are considering purchasing and keeps a list of buyers
seeking properties with conservation values or restrictions.
